Before we get to the opportunity at hand, I’ll do a quick re-introduciton for any new subscribers. In addition to my land acquisition role in Charlotte, I also co-founded an investment firm, Shining Rock Equity, with my father. We did our first deal in 2023 and much of what I write here is shaped by the deals we evaluate and invest in.

Shining Rock Equity, in partnership with a long-time operating partner, LSCRE, is offering Preserve at Copper Springs, a 376-unit, 2003-built multifamily community located in Houston’s Copperfield submarket. Copperfield is currently a leading Houston submarket for trailing twelve-month absorption, with zero new supply within a 3-mile radius.

Each Shining Rock Equity partner (myself included) is investing right alongside investors who choose to join us.

Investment Highlights

  • Preserve at Copper Springs is approximately 1 mile from LSCRE’s top-performing asset, Preserve at Copperleaf, which is operating at 97% current occupancy, 95%+ historical occupancy, and <0.3% delinquency, validitating both tenant demand and submarket strength. Shining Rock Equity partnered with LSCRE on Preserve at Copperleaf as well, and performance has exceeded expectations.

  • New NVIDIA and Apple AI supercomputer factories are expected to be completed in 2026, located approximately 15 minutes from the property. These projects are projected to deliver 3,000+ new, high-paying jobs to the area.

  • LSCRE currently owns 520 units within 3.5 miles and 1,426 units within 10 miles, enabling operational and payroll efficiencies.

Value Creation & Business Plan

  • Seller’s loan maturity in April created a forced sale

  • LSCRE projects 18%+ NOI growth through expense optimization vertical integration, and economies of scale. Side note: I have seen this implemented at Preserve at Copperleaf up the street and am confident it will happen here as well.

  • Bulk Wi-Fi installation expected to generate $30+ in profit per unit per month, already successfully implemented at Preserve at Copperleaf.

  • 7-year Freddie Mac loan featuring 5 years of interest-only payments and 35-year amortization maximizing cash flow and consistency.

This investment is available on a first-come, first-served basis. Upon execution of subscription documents, allocations will be held until the funding deadline. After the funding deadline, investors on the waitlist will have an opportunity to fund.
